This side mission will become available after purifying all three torii gates at Shiroyama Shrine. To start this mission talk to the spirit of a repair worker you can meet near the entrance to The Hotel.
This side mission will become available after the Namita Shrine is cleansed. To start it, talk to the spirit of the old woman standing next to the entrance to the Landlord's House. She will tell you what her problem is and give you the Shio Senbei that you will need to complete this mission.
A total of 31 music tracks can be obtained in Ghostwire: Tokyo. Many of them can be bought (they will cost you a total of 145,500 Meika) or received (after completing their requests) from Relic Hunting Nekomatas. Others you will get by completing some main missions and the whole game.
