Approach the building from the lake side. To get to the window you have to use a grappler.

Enter the building, find the key that lies on a nearby, old vending machine, and use it to unlock the door to the bathroom.

Destroy planks that block access to the toilet.

Take the MP3 player.

You should destroy the wooden boards in the garden.

Destroy the boards that block the entrance, go inside and take the player.

Enter the building, shoot off the door of an old fridge and take the key from inside.

You can now enter a locked room and take the MP3 player lying on the washbasin.
